Homeowners Affordability Tax Credit

The Homeowners Affordability Credit (HAC) is a provincial credit that helps eligible Manitoba homeowners reduce the amount they pay on their annual property tax bill. The credit appears directly on your Town of Morris tax bill when you qualify.

Who Is Eligible?

  • You own and occupy a home in Manitoba as your principal residence on the applicable date (usually January 1 of the tax year).
  • Your name appears on the property’s tax roll/ownership records.

  2. Have your roll number, civic address, and possession date ready.
  3. Once approved/updated by the Province, the Town can apply the credit via an adjusted bill if applicable.

Moving, Buying, or Selling

  • New homeowners: If you took possession during the year, the HAC may not appear automatically in the first year—contact the Province to update your principal residence info.
  • Selling: The credit does not transfer to the buyer. Prorations are handled between buyer/seller in the closing statement (check with your lawyer).
  • Change of use (e.g., rental/suite): Notify the Province if the property is no longer your principal residence.
